Services / Leak Detection / Inter-Flat Leaks
Leaks between flats in London & surrounding counties
We trace the source of the water, identify which flat or area it is coming from and put our findings in writing, so everyone knows where the problem originates and where the repair is required.
- Water coming through a ceiling
- Staining below a bathroom
- A leak that only occurs when neighbours use water
- Disputes over where the leak is coming from
- Water damage in communal areas
Water flooding in right now? Get in touch and we can stop the leak, then repair the damage.
Leaks from the flat above
In a block or converted house, water can travel along pipes, joists and other building materials before it becomes visible, so the stain on your ceiling may not be directly below the source of the leak. This can make it difficult for residents, freeholders and managing agents to establish which flat is responsible.
We investigate across the affected flats and surrounding areas, using cutting-edge 3D scanning technology, thermal imaging, acoustic sensors and specialist leak detection equipment where appropriate to trace the source of the leak. In many cases, we can identify it without opening up walls or floors.
You may have a leak between flats if:
Water is coming through your ceiling or down a wall.
A stain is spreading below a bathroom or kitchen.
The leak only appears when the flat above uses water.
A communal hallway or stairwell has water damage.

A report everyone can work from
Our written report identifies which flat the water is coming from and whether the source of the leak is a leaking pipe, fitting or other defect. The report includes photographs, moisture readings and other relevant findings, together with an itemised quotation for the recommended repairs. This gives residents, managing agents, freeholders and insurers a clear document to work from.
We have found every leak we have investigated to date. If we cannot find the source of yours, you won’t be charged for the investigation.
For blocks and property portfolios, see our services for managed properties.
