About Perlini Leaks & Damp

Leak detection, damp proofing and restoration, backed by more than 20 years in the property industry.

    Our story

Perlini has been working on homes and buildings across London for more than 20 years. Our experience spans everything from the careful restoration of historic buildings using traditional methods to modern developments built to today’s highest standards. That experience shapes how we approach every leak, damp and building problem we are asked to solve.

Most damp and leak repairs involve several different trades, with responsibility passing from one contractor to another. We believe there is a better way. Our in-house team investigates the problem, carries out the repairs and completes the reinstatement, giving you one team and one point of contact from start to finish.

Every project reflects our commitment to careful workmanship, clear communication and genuine customer care. We are proud to look after homes and managed buildings across London, solving problems properly and leaving every property dry, finished and ready to use.

One team from the survey to completion

On many property repair and maintenance jobs, the work passes between several companies: one carries out the survey, another completes the repair, and someone else is brought in for the finishing work. Each handover can add time, cost and unnecessary coordination.

Our in-house team manages the work from initial survey and investigation through to repair, reinstatement and redecoration. Where required, this can include roofing, gutters, repointing, plastering, carpentry, drying and other associated works, all managed as part of the same project.

Our work ranges from flats, houses and period properties to managed residential blocks and commercial buildings, with the same standards applied to every job. Each project starts with a clear survey or investigation, a written explanation of the works required and an itemised quotation that gives you a clear basis for comparison.

With one team responsible for the work from start to finish, there is one point of contact, fewer handovers and greater accountability for the final result.

    How we work

We begin with a survey or investigation to understand what is required. Where appropriate, we can take a 3D scan of the property, creating an accurate digital layout with dimensions that can be used to understand the building and document the areas requiring attention. We also take moisture readings, use thermal imaging and other non-invasive tools, and photograph relevant areas.

You then receive a written report with photographs, a clear explanation of our findings and an itemised quotation for the recommended works. There is no obligation to proceed with the repair.

Once work begins, we protect the surrounding areas, keep the property tidy and work to a clear, realistic programme. We photograph the property before work starts, then twice each day, at lunchtime and at the end of the working day, throughout the project. This provides a clear photographic record of the property's condition, the work carried out and the progress made each day.

Most jobs are completed within two weeks, although the programme will depend on the nature and extent of the work.

Where an insurer is involved, we can also assist with the claims process, providing the report and supporting information required and carrying out the necessary repairs.

    Methods and equipment

We use advanced equipment, specialist software and proven investigation techniques to identify problems quickly and, wherever possible, without unnecessary damage to the property.

Our 3D scanning technology allows us to create an accurate digital record of the property, helping us understand the building and trace the source of problems. On leak investigations, this approach has helped us reduce the time required to locate leaks by up to 85%.

We combine 3D scanning with thermal imaging, borescopes, moisture meters and acoustic detection equipment to investigate leaks and moisture-related problems. Using several methods together allows us to build a clearer picture of what is happening and, in many cases, identify the source of the problem without opening up walls, ceilings or floors unnecessarily.

The same technology and experience are valuable when investigating damp, timber and condensation-related issues, helping us distinguish between different causes rather than simply treating the visible symptoms.

A better approach to damp proofing

Our modern damp-proofing system offers several advantages over traditional waterproof render systems. The system remains permanently flexible, allowing it to accommodate normal movement within the building without cracking.

The boards are installed with a small air gap behind them, creating an additional insulating layer that can help raise the internal surface temperature of the wall and reduce the conditions that contribute to condensation.

The system is also significantly faster to install than traditional waterproof render. There is no requirement to wait several weeks for the render to dry before decorating. Once installed correctly, the surface is ready to decorate 30 minutes after the repair, helping to reduce disruption and get the property back into use sooner.
